What "barndominium" means here

A custom home with a different shape.

A barndominium is a residential home with a barn-inspired structure and plan—often pairing everyday living space with a large garage, shop, studio, or other flexible space under one roof.

Like a conventional custom homeIt still needs a site-specific plan, residential systems, comfortable rooms, finishes, and local approval.
Different from a kit shellA kit typically supplies part of the structural envelope. It does not, by itself, deliver a finished home on your parcel.

A complete residential build

A shell is only the beginning.

A barndominium still has to become a comfortable, permitted home. That means coordinating the land, engineered structure, utilities, mechanical systems, floor plan, and finishes as one project. Nobody hands you a stack of separate contracts to sort out yourself.

Site

Access, clearing, utilities, well or septic, drainage, and the county questions tied to the parcel.

Structure

Foundation, engineered frame and shell, roof, doors, windows, and the complete weather envelope.

Systems

Electrical, plumbing, HVAC, insulation, and the behind-the-walls work that makes the building a home.

Home

Floor plan, kitchen, baths, storage, trim, fixtures, and the finishes you will live with every day.

Plan around real life

One roof, shaped around how you live.

People choose this shape because it gets them a real home and a working space under one roof, instead of paying to build and maintain two separate structures. It works best when the living side and the flexible side are planned together from the start.

Built for this part of Florida

The land comes before the floor plan.

A rural parcel can look simple and still raise important questions. We start with access, utilities, water and septic, drainage, flood conditions, and the county requirements that affect the build. We work across Alachua, Marion, Levy, Gilchrist, and the surrounding counties.

Access & site work

How people, equipment, and materials reach the building area, and what has to happen before the slab.

Water & utilities

Well or public water, septic or sewer, electrical service, and the distance those systems need to travel.

Residential approval

The building, site, and systems go through permitting together, as one residential project for the parcel.

Planning the budget

What shapes the cost?

There is no honest one-size figure for a barndominium. Benchmark prices the actual plan and property; the general custom-home cost guide explains how to think about the range without pretending every project is the same.

The parcel

Clearing, access, foundation conditions, utilities, water and septic, drainage, and the distance work has to travel.

The structure

Overall size, spans, roof form, exterior material, large openings, doors, windows, insulation, and weather envelope.

The home

Living-space square footage, kitchen and baths, mechanical systems, fixtures, storage, cabinetry, trim, and finish level.

Straight answers

Barndominium questions.

What is included in a complete barndominium build?

The exact scope depends on the plans and parcel. A complete residential build coordinates the site and foundation, engineered structure, exterior envelope, mechanical systems, interior plan, and finishes.

Can I bring my own plans?

Yes. We can review the set you already have, look at how it fits the site, and put the complete build in writing.

Can the plan include a shop or large garage?

Yes — that flexible side is one of the main reasons people choose this shape. Tell us what the space needs to do (vehicles, equipment, storage, a studio) and we plan it as part of the same build.

Is a barndominium always less expensive than a conventional home?

Not automatically. A large flexible side still costs money to build even if it is not finished like living space, and finish level moves the number more than the shape does. See the custom home cost guide for how to think about the range.

Where does Benchmark Construction build?

We're based near Gainesville and build within about an hour's drive each way — Alachua, Marion, Levy, Gilchrist, and the surrounding counties.
